PURPOSE:

The Solicitor-General's Office currently operates from multiple leased office locations within 160 Clairemont Avenue. As staffing levels have increased and operational demands continue to grow, additional office space has become necessary to adequately support employees and maintain efficient operations.
With the anticipated availability of the District Attorney's third-floor office space, the County has an opportunity to repurpose existing leased space rather than seek additional leased office capacity. This approach allows the County to fully utilize office space already under lease while avoiding unnecessary duplication of occupancy costs.​

 

NEED/IMPACT:

​​Approval of this proposal will provide several operational and financial benefits to DeKalb County Solicitor’s Office including:

                     ​Consolidation of office operations into a larger, fully furnished office space within the same building.

                     ​Adequate capacity to support current staffing levels and accommodate future organizational growth.

                     ​Maximum utilization of office space already under existing County lease obligations.

                     ​Prevention of County-leased office space remaining vacant while lease payments continue.

                     ​Elimination of the need for future office expansion or additional leased office space.

                     ​Improved operational efficiency by housing employees in a single, centralized location.

                     ​Enhanced collaboration among divisions through centralized operations.

                     ​Reduction of the County's overall lease liability by transitioning from multiple lease obligations to a single long-term office arrangement.​

 

 

FISCAL IMPACT:

​​Approval of this proposal is projected to generate significant long-term savings for DeKalb County. The Solicitor-General's Office will continue to honor its existing Regus lease agreements through their scheduled expiration dates. Once those lease obligations conclude, operations will be consolidated into the District Attorney's former office space. This strategy eliminates the need to renew multiple lease agreements while fully utilizing office space already under County lease obligations. As a result, the County is projected to realize an estimated $500,000 in cost savings through December 31, 2030.

Recommended Action

To approve The Solicitor-General’s Office request to assume the lease for the vacant office space at 160 Clairemont from The District Attorney’s Office as of September 1, 2026. The cost will be approximately $106,000 for the Remainder of 2026.
