PURPOSE:
Application of Glen Wylie c/o Battle Law, P.C. for a Major Modification of zoning conditions pursuant to CZ-19-1243269 to amend an approved site plan with a new parking lot that is closer to the property line, within Tier 2 of the I-20 Overlay and M (Light Industrial) zoning district. STAFF ANALYSIS: The property currently contains a warehouse/distribution facility and falls within a Light Industrial (LIND) Character Area. The property is zoned M (Light Industrial) with four zoning conditions approved by the Board of Commissioners on July 23, 2019 per Rezoning Case Z-19-1243269 (see attached). The applicant is proposing to modify condition #1 to change the site plan to allow truck parking to be located 10-feet closer to the Clifton Springs Road right-of-way to continue its current use as distribution facility more efficiently.
