STAFF ANALYSIS: The applicant requests a rezoning from R-75 (Single-Family Residential) to O-I (Office Institutional) to expand an existing church by 4,139 square feet to create a new fellowship space, and to raise an existing cover over the entrance drop-off to better accommodate large vehicles. Based on review of county records, a church has been on the property prior to 1976 without a SLUP. Therefore, it appears that the existing church is a legal non-conforming use. There are several churches in the surrounding area, and most of those are zoned O-I. The applicant seeks to rezone the subject property to O-I to be more consistent with those churches and to allow the church to convert to a legally conforming structure.
