STAFF ANALYSIS: The applicant is requesting to amend the character area from CRC (Commercial Redevelopment Corridor) character area to TN (Traditional Neighborhood) character area to construct a new single-family residence in the R-60 (Residential Small Lot-60) zoning district. The two properties in question are currently outliers on the Future Land Use (FLU) map (see Attachment 1). The subject sites are the only commercially designated parcels along Hillmont Avenue and bordered on three sides by residential "Traditional Neighborhood" Land Use, which may create adverse impacts and warrant review.
