PURPOSE:

On September 22, 2020, the Governing Authority approved the sublease with Thor Gallery at South DeKalb, LLC, of the property and premises located at 2901 Candler Road, Suite 66, Decatur, Georgia (Agenda Item 2020-1007).  After that item was approved, the Landlord made a number of changes to the sublease attached to agenda item 2020-1007.  This current agenda item attaches the revised sublease that has been negotiated and approved by both parties; and

To consider authorizing the Chief Executive Officer to execute all necessary documents.

 

NEED/IMPACT:

The revised sublease agreement (dated November 12, 2020), which has been negotiated and approved by both parties, enables the Tax Commissioner’s Office to operate a satellite location to service taxpayers living in the South DeKalb area. It affords DeKalb County businesses and residents in the area a more convenient option to pay their ad valorem taxes, and avoids overcrowding and significant wait times at the Memorial Drive location.

 

FISCAL IMPACT:

Rent will be $16.35 per square foot, per year, for each of the 5 years of the agreement.

To approve the revised sublease (dated November 12, 2020) with Thor Gallery at South DeKalb, LLC, of the property and premises located at 2901 Candler Road, Suite 66, Decatur, Georgia, as described and under the terms and conditions contained in the attached revised sublease; and to authorize the Chief Executive Officer to execute all necessary documents.
